Gibbs East Exterior Renovation
The Gibbs East Exterior Renovation Project is a comprehensive endeavor aimed at revitalizing the building envelopes of 316 units, comprising 314 dwelling and two non-dwelling units. This renovation project, spearheaded by Southeast Demolition and Environmental Services Inc, encompasses various elements such as replacing front doors/screen doors and locks, installing new siding, windows, soffits, and fascia boards, as well as painting the exterior brick. With a duration set at 300 days as per the signed contract and a budget of $4,525,725.24 allocated, the project endeavors to enhance both the aesthetic appeal and functionality of the structures, ensuring a renewed and modernized living environment for its residents.
MHA believes this effort will not only change the look of the buildings but will also boost community spirit and foster a sense of pride among residents.
Gibbs Village East, located in west Montgomery, is close to Maxwell Air Force Base, the Montgomery Area Transit Systems bus terminal, and the Trenholm College Air Base Blvd campus. It is a 314-unit community constructed in 1969 with one, two, three, four, and five-bedroom apartments, duplexes, and townhomes. The renovation project is the first of its kind since its inception.
MHA currently houses 287 families and 779 residents, 438 of whom are between 0 and 17 years old. Additionally, the agency serves an average of 890 residents.

The front doors on all 314 residential units will be replaced with a grade 3 heavy-duty steel doors with a sunburst. All front doors will be painted in Rave Red. These doors are a more durable product allowing higher visibility through the sunburst windows. The color of the doors will also increase design diversity and curb appeal. Locks will be replaced on both front and rear doors. The front screen doors will also be replaced with an OLNEY ½ KP heavy-duty screen door.
The vinyl siding on all 314 residential units will be replaced with hardy board and batten siding. Siding on all one story buildings will be painted in Outerspace (dark blue-gray) while siding on two-story buildings will be painted pure white. The variation in color schemes will add a sense of diversity and uniqueness to each building.
The current windows are single-hung, single-pane aluminum windows with a half screen. They will be replaced with white, single-hung, double-pane vinyl windows with a full screen. The new windows will also be energy efficient and thus will help to decrease resident's month-to-month energy consumption costs.
The new soffits on all buildings will be white, perforated vinyl. The fascia board is hand-broken coil aluminum and will also come in white.
The handrails and columns on all 314 units will also be painted. Handrails/columns on the all one story buildings will be painted in white while handrails/columns on all two-story buildings will be painted in Tricorn black. This will increase the diversity and uniqueness of each building.
The brick facades on all buildings will be painted in a warm gray (see below). This will add uniformity and increase curb appeal throughout the property in an effort to move away from the stigmatized and universally recognizable public housing brick.
